CAN ANYONE PERFORM A HOME INSPECTION?

YES. In Vermont there are no requirements or qualifications to becoming a home inspector. Likewise there are no requirements to carry insurance. What this means is you could potentially have someone with no professional training and/or insurance inspect your new home. You may save some money by hiring this type of inspector, as their fees are generally lower than a professional that carries insurance and belongs to a national home inspection association such as NACHI, ASHI or NAHI.

Some home inspectors will get licensed in surrounding states and/or do more than their required continuing education for their association or organization. We do this to become better educated and provide you with the best service possible.

Make sure your inspector has "gone the extra mile" for you. He or she is your ONLY line of defense against what could potentially become your money pit.

WHAT IS A HOME INSPECTION?

A home inspection is an objective visual analysis of a home structure and systems. An inspection will determine areas of the home that are not functioning properly, as well as items that are beyond their useful life or are unsafe. An inspection will also point out the positive aspects of the home, as well as the type of maintance required to keep it in good shape. We compile this information in a comprehensive, professional and easy to read computer generated report including digital pictures.

WHY DO I NEED A HOME INSPECTION?

Understanding the condition of the home and how the components function just makes good sense. We provide you with an un-biased evaluation of the property. After the inspection you will have a much clearer understanding of the home you are about to purchase. You will be able to make your decision much more confidently.

DO I NEED TO ATTEND THE INSPECTION?

We strongly encourage our clients to accompany us during the inspection. We want you to feel free to ask any questions you may have. We will point out any potential problems, as well as good points of the home and try to put things into perspective. We believe that by attending you will receive the most benefit and gain the most understanding of the systems that make up your home.

HOW LONG DOES A HOME INSPECTION TAKE?

Depending on the size and age of the home it will take between 2 ½ to 4 hours to fully inspect a home.

CAN A HOME FAIL AN INSPECTION?

Absolutely not. A home can not pass or fail an inspection. A home inspection is not a code inspection; it is an evaluation of the condition of the home at the time of the inspection.

HOW MUCH DOES A HOME INSPECTION COST?

At Cramer Home Inspection Group we charge by the heated square foot of the home. It doesn't matter how old the home is or what shape it’s in or where it is. We believe everyone is entitled to an above average home inspection and never charge a mileage fee.
